You just received news and it requires you to sell your home fast.  You may not feel you have time to go through putting your property for sale. Contacting real estate brokers in the Austin, Round Rock, Westlake, Cedar Park/Leander, Dripping Springs is a wise choice. Brokers have regular meetings with all their agents and discuss “pocket listings” and “pocket investors” that are around. There are many investors or potential buyers that brokers’ agents know of that might fit your need to sell quickly. Buyers looking for terms that otherwise you wouldn’t consider are around. In this instance carrying a note for what investors would take as quick equity might benefit you in the long run and help first time buyers or buyers needing financial creativity.  Investors will help in expediting a sale but it usually comes at cut in price. However, this beats a foreclosure on your record.

Sources other than local real estate brokerages, make a real estate flyer and give it to your bank, family and friends to send along or email. Check newspapers, internet and phone book for “buy your house” companies. However, be careful because there are many scams that can have you worse off.  Run them by your Austin real estate agent that sold you your home or us to see if there has been any complaints.

How to sell your Austin area home fast for top dollar? Here are a few pointers.

·         Clean and Neutralize.  Deep cleaning inside and getting rid of the purple and lime green dining room  is what’s needed for the inside. Cutting back the foliage and picking up the leaves while planting some color is what works on the outside.

·         Home Staging. That means getting the clutter out of rooms, the collection of deer heads too. Smelling clean or fresh baked cookies or both is good. This is where a best friend helps by walking through your house and giving an honest critique.

·         Pricing your Austin Home. Sure everyone will tell you to go with the price the agent says but you can still get the price you want  if you keep some flex in it and are open to carry some of the financing. Give incentives for a quick close or contingencies.

·         Use an experienced Austin real estate agent. What you thought we wouldn’t put that in here? Ha-ha. Well its true. While the process is going along they “see” things that you  wont and know when things are not moving as fast as they could before they hit a bottleneck.
